Summary:
Handles daily needs, problems and other issues related to the upkeep and maintenance of the Apartment Community in support of resident retention as well as being the face of the management company.
Duties and Responsibilities include the following and other duties as assigned.
Maintain cleanliness in courtyard, grounds, parking lots and other common areas.
Ensure that all work related to maintenance of grounds and properties are completed on time.
Analyze regular work orders for determining long-term maintenance work.
Identify problems and repair all carpentry, electrical, appliance and hvac issues.
Maintain common areas, building exteriors, drainage systems.
Maintain parking areas, fire lanes and address potholes immediately.
Ensure that vacant apartments are ready for reoccupation and turned to Wellington's quality standards.
Respond to service requests and emergency calls immediately.
Required to be on 24 hours on call duty as needed per property or properties requirements.
Education/
Experience:
High school diploma or general education degree (GED); one to two years related experience and/or training; or equivalent combination of education and experience.
Knowledge, Skills and Other Abilities:
Professionalism Oral and written communication skills Ability to deal with different personalities Supply own tools for all common maintenance repairs; the Community will furnish specialty tools only for unusual repairs Physical Demands:

Work off ladders up to 20 feet off the ground.
Work off stepladders up to 10 feet inside apartments Work under sinks and around appliances by bending down or lying on your back Move appliances including refrigerators, dishwashers, washers, dryers and ranges, with assistance if applicable Bend over appliances or mechanical equipment for repairs Walk and/or stand for an entire workday Climb flights of stairs to access work on the second floor Assemble small parts in appliances, mechanical equipment, and plumbing Read repair instructions Log or describe in writing work hours, repairs made and/or materials used Work in inclement weather Operate hand and power tools Work Environment:

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
